Built in East Africa.
For East Africa.
Most property software is built somewhere else and translated. PropManager is the opposite. It started in a small office in Dar es Salaam, with a developer who couldn't find software that handled the way property is actually sold and rented in our region — and decided to build it.

Our mission
Take property managers off spreadsheets.
Property businesses across East Africa run on Excel files emailed between staff, WhatsApp threads with attached PDFs, and stacks of paper receipts. The work gets done — but it gets done at three times the cost it should, with mistakes that compound over months.
We're not trying to digitise paperwork. We're trying to remove it. PropManager is the system that records every reservation, reconciles every payment, generates every contract, and notifies every customer — without anyone needing to think about which spreadsheet has the latest version.
If you're still entering payments into a workbook called payments_master_FINAL_v3.xlsx — we built this for you.
What we believe
Four principles. Every roadmap meeting starts here.
Built where the work happens
Every feature is shaped by real conversations with property managers in Dar, Nairobi, Arusha and Kampala. We listen first, then ship.
Trust comes before features
Your customer records, payment logs and contracts are protected by per-company isolation, role-based permissions and an immutable audit trail.
Support is part of the product
We answer every WhatsApp message, every chat, every email. Onboarding, data migration and training are included on every plan.
Ship small, ship often
New features land every two weeks. When you tell us a workflow is broken, you can usually expect a fix in the next sprint, not the next year.
Our story
Five years from spreadsheet patcher to operating system
2022
PropManager founded
Started as a payment-tracking tool for one Dar es Salaam developer drowning in spreadsheets.
2023
Lease module launched
Customers asked us to handle their rentals too — so we built the full landlord operating system.
2024
Cross-border expansion
First customers in Nairobi and Kampala. Multi-currency support added (TZS, KES, UGX).
2025
Public listings + tenant portal
Property listings website and tenant self-service portal go live, included on every plan.
2026
Threaded document discussions
New collaborative comments per document — because documentation needs a paper trail of conversations too.
The team
People who've actually run a property business
Half of us came from real estate operations. The other half came from building software for African banks. Together we know exactly where the friction lives.
Joel Mwakasege
Co-founder & CEO
Spent 8 years selling enterprise software to East African banks. Knows where local SaaS goes wrong.
Neema Bushiri
Co-founder & CTO
Ex-Andela engineer. Believes the right database schema solves 80% of business problems.
Faraja Ulimwengu
Head of Customer
Ran operations at a 200-unit landlord before joining. Speaks fluent rent-arrears.
Daniel Kweka
Lead Product Designer
Designs interfaces that work first time, even on a 5-inch screen with patchy 4G.
The next five years
Every property company in East Africa, off spreadsheets, by 2030.
We want PropManager to be the default operating system for real estate companies from Mombasa to Bujumbura. Not because we want a logo on every property — but because the work is genuinely better when teams stop wasting time on data entry and start focusing on customers.
If that sounds like the kind of mission you want to work on, we're hiring.
